Why Wynwood Next Chapter Could Support Long Term Appriciation

I want to share my perspective on Wynwood and why I believe this neighborhood deserves serious attention from investors/.

When a client asks, “Why Wynwood?” my answer is simple: follow the money.

• Amazon expanded its Wynwood Plaza office to more than 75,000 square feet.
• Ken Griffin and Goldman Properties purchased 545 Wyn for approximately $180 million.
• Moishe Mana controls more than 45 acres and continues acquiring land.
• Major lenders are committing hundreds of millions of dollars to new residential development.

What does this tell us?

New offices create jobs. New residences bring population. More restaurants, retail and services improve the neighborhood. At the same time, limited land creates greater competition for the best locations.

None of this guarantees appreciation, and not every project or unit will be a good investment. However, when major employers, developers, investors and lenders are all committing substantial capital to the same neighborhood, it strengthens the case for future demand and long-term appreciation.

Wynwood is evolving from an arts and nightlife destination into a true mixed-use neighborhood where people can live, work and invest.

As realtors, we can use these facts as talking points with our clients. Don’t simply tell them that Wynwood is “hot.” Explain where the money is going, what is creating demand and why the neighborhood is changing.

There are different ways to enter the market—from completed opportunities such as NoMad to future preconstruction projects such as Frida Kahlo Residences. The right choice will depend on the client’s entry basis, timeline, carrying costs and exit strategy.
